How is the Hindame.ee estimate made?

The estimate is based on official transaction statistics from the Estonian Land Board. We use over 700 price records: median prices (€/m²) for apartments and houses across every Estonian county and municipality, plus Tallinn's districts, broken down by construction year and apartment size. The data is refreshed quarterly.

AI compares your property with real transactions in the same area, age class and size class, factoring in condition, floor, layout and plot size. The result is a market value range with a confidence level — not a single “exact” number, because an automated valuation cannot see the view, interior finish or layout specifics.

We value apartments and houses (detached, terraced, semi-detached) across Estonia. The estimate is indicative and does not replace a certified appraiser's expert valuation (EVS 875) — if you need an official appraisal report for a bank or court, we will refer you to a trusted certified appraiser.

The average price per square metre varies hugely across Estonia: the median in Tallinn is about €2,800/m², in Tartu about €2,300/m², in Pärnu about €1,600/m², and in Ida-Viru county under €300/m² (Land Board, 2025–2026). How is the estimate produced?

The estimate is based on price statistics from the Estonian Land Board's transaction database and the property details you enter (area, condition, year of construction, etc.). AI compares your property with real transactions in the area and calculates a probable market value range.

Is the valuation free?

Yes, the valuation is completely free and non-binding. The purchase offer is also free of charge and doesn't oblige you to anything. If you need a certified appraisal report from a professional appraiser, we will refer you to an appraiser who will send you a quote — the appraisal report is a paid service.

How accurate is the AI estimate?
