How is the estimate produced?
The estimate is based on price statistics from the Estonian Land Board's transaction database and the property details you enter (area, condition, year of construction, etc.). AI compares your property with real transactions in the area and calculates a probable market value range.
Is the valuation free?
Yes, the valuation is completely free and non-binding. The purchase offer is also free of charge and doesn't oblige you to anything. If you need a certified appraisal report from a professional appraiser, we will refer you to an appraiser who will send you a quote — the appraisal report is a paid service.
How accurate is the AI estimate?
It is an indicative estimate that gives a good picture of the property's magnitude. The exact value depends on factors an automated valuation cannot see (view, layout, interior finish). That is why we show a range rather than a single number, along with a confidence level.
Who will contact me?
If you leave your contact details, our real estate specialist will get in touch within one business day. Calls and emails come only from us — your data is not shared with third parties.
Do I have to do anything after the valuation?
No. Seeing the estimate doesn't oblige you to anything. Leaving your contact is voluntary, and even after receiving a purchase offer, it is entirely your decision whether to proceed.
Is the estimate suitable for a bank or court?
No. This is an indicative estimate, not an expert valuation by a certified appraiser (EVS 875). For a bank or court you need to order an expert valuation from a professional appraiser — if you leave us your contact details, we will refer you to a trusted appraiser who will send you a quote.
Which properties can be valued?
We currently value apartments and houses (detached, terraced, semi-detached) across Estonia. For land and commercial premises, leave us your contact — we will review them manually.
