How does it work?

- 3. If the price works for you, we book a notary appointment. The deal is notarised like any proper real estate transaction and the money is paid directly to your account.
How much do we pay?
We pay up to 95% of the property's market value. For comparison: selling through an agent typically costs 2–4% in commission, takes months, and the final price only emerges in negotiations — with a direct purchase you know the exact amount before deciding. We calculate market value transparently: it's based on the same calculator and real Land Board transactions you can see yourself. Requesting an offer commits you to nothing.

Honestly: if you're not in a hurry and the property is in good condition in a liquid area, you'll likely get more on the open market. Is it safe?
Yes — every transaction is notarised in Estonia, and the notary verifies ownership, encumbrances and the terms of the deal in both parties' interest. Before the notary you see the exact price and terms in writing. Nobody rushes you: the offer stands long enough for you to compare it and seek advice if needed.
